Regardless of the circumstances, buying your first home is a significant event in life,” According to Scardina, selling your first home may be just as emotional.

Hiring a REALTOR® to sell your home will give you an expert to help you make your home as desirable as possible to potential homebuyers. While you may see the zoo animal mural in the nursery as a cherished memory of the birth of your first child, an objective REALTOR® may suggest a neutral color paint to make the room seem more versatile. A member of LVAR will help make your life easier by making professional suggestions to increase the salability of your home.

A REALTOR® will help you determine a fair listing price based on comparable homes in your area. “Some homeowners have grandiose visions and unrealistic expectations of what their home is worth,” says Scardina. “LVAR members will give a reality check to homeowners suggesting a fair price that will increase interest in the home.” Scardina says that there are also instances where homeowners discuss a price that is too low for the home and the area where it is located and REALTORS® recommend a higher price based on marketplace information.

Simple changes such as adding more adequate light, opening windows or removing furniture from an overcrowded room are suggestions that may generate more interest and earn you a sale. Some REALTORS® may suggest that you enlist the help of a home stager, a professional who has been trained to make your home look it’s most inviting. From rearranging furniture to placing a basket of apples on the kitchen counter, home stagers can make your home look nearly perfect.

With the popularity of green homes, documents and certificates about energy-efficiency ratings, recycled materials and sustainability are becoming more and more of a selling tool.

“When selling your home, it’s important to remember the basics. Remove clutter, keep it white-glove clean and make sure that the curb appeal and entrance are inviting,” says Scardina.
